Am I allowed to request a specific home or room?
You can list your preferences on the application and we will do our best to place you in the home and room that fits these requests, pending availability.
Can I be my own Guarantor?
A resident can act as their own guarantor if they can provide the necessary documentation, as outlined in the lease agreement, that they have a monthly income greater than 3x the rental instalments.
Can I fill out an application online?

Can I request specific roommates?
Yes, you can list the roommates you have chosen in your resident application. It is important that all roommates list each other and that all requests are mutual. Please keep in mind that any extra rooms in the house will be filled with other occupants.
How can I make my rent payment?
We accept payment by E-Transfer auto deposit only. You will be provided with the appropriate email to send your payments to when you sign the lease. Please make sure you accept the auto deposit terms if your banking institution requests your consent to this process, otherwise your rent may not be received in a timely manner.
Will you send me a bill every month?
No, you will not receive a bill every month, however you will receive email reminders through our Tenant Cloud property management system. Receipts will be provided upon request at the end of the year.
What do I need to pay when I enter into a lease agreement?
A last months rent deposit is required at time of signing in order to reserve your room. This deposit will apply to the final month of the lease term or your final month living in the home provided that lawful notice of an intent to terminate the tenancy is given. For ease of administrative processing, please make note in the description section of your first E-Transfer that you are paying your deposit.
1st months rent is due on the first day of your lease term (ex. September 1st), regardless of whether or not you move in on that day.
Subsequent monthly rent instalments are due on or before the 1st of every month. Failure to pay in time may result in late charges or further corrective action.
When does the rental deposit apply?
This deposit will apply to the final month of the lease term or your final month living in the home provided that lawful notice of an intent to terminate the tenancy early is given. If you choose to stay beyond your original lease term this deposit will carry forward to your final month in the home. The same applies if you continue to rent a room in a different Gatehouse Properties location than the one you originally began living in.
What is an individual lease?
An individual lease provides each resident with their own lease agreement and responsibility for their own rental instalments and other charges. By singing an individual lease, you are taking responsibility for your rental instalments and lease term and will not be held ‘liable’ for any delinquent amounts owed by your roommates.
What paperwork is required for a Guarantor?
You will need to print the Guarantor agreement through your tenant cloud portal, have it signed by the Guarantor and return it to us either in person or via a scanned document in an email. All tenants are required to provide this documentation in order to enter into a lease agreement with Gatehouse Properties.
What is the lease term?
Gatehouse properties enters into 12 month lease terms with its residents. If you require a shorter term, please indicate this on your application as we may be able to accommodate you. Alternatively, you can choose to sublet your room for the time you will not be using it (ex. the summer months). Please refer to the next FAQ regarding sublets for more details on this process.
Am I allowed to sublet my room?
You are legally permitted to submit a request to sublet your room and we are open to sublet applications. Please keep in mind that under Ontario law, sublets are YOUR tenant, and you are still liable to gatehouse for payment of rent and the condition of your unit. Therefore, you are responsible for finding a suitable sublet tenant, collecting their rent continuing to pay your rent to Gatehouse each month.
All prospective sublets must pass a credit check and be able to provide a suitable Guarantor in order for Gatehouse to approve the sublet application. There is a one time $25 fee to put in a sublet application.
We provide a sublet for to assist you in undertaking this process and we are happy to share tips and suggestions with you at this time on ways in which you can protect yourself from liability.
Are pets allowed?
Pets are not recommended as they can cause damages, pest problems and undue hardship to other residents, all which you are liable for, in addition to being a large financial and time commitment which may affect your studies. If you wish to bring in a pet, you must first obtain written consent from every member of your household and then fill out an application with Gatehouse Properties. In order to receive approval, the application requires proof of consent from your roommates, proof of up to date vaccinations, a clean bill of health from a veterinarian and payment of the pet fee outlined in your lease.
Approval can be revoked at any time if pet causes damages, pest issues or disturbs the reasonable enjoyment of the household by other occupants.
